The Best We've Ever Built, By Far...

Upon completion of Tot Hill Farm Golf Club, Mike Strantz boldly stated the course was the best that he had ever built. With that in mind, we did not want to play architect in the restoration of the golf course. Instead, we took great care in restoring the course back to Mike’s original plans. Phase 1 of the restoration has covered a lot of ground and the golf course is fantastic. However, we are not stopping. There is more work to be done that will take place well into 2024 in an effort to further refine this bucket list golf destination. Our goal is to create an experience that you never want to leave, celebrating the precious time we have with friends over this glorious piece of property Mike worked so hard to construct. THE COURSE

Hole-by-Hole Restoration Notes

Hole No. 1

Tree and overgrowth removal along left side of fairway showcasing amazing ridge line, establishment of native grasses in out of play areas and returned fairway to original size.

Tree and overgrowth removal down both sides of the fairway, clean up of hazards left and right to reveal rocks and water features, established chipping area behind green, and expanded Prizm Zoysia short of green and right of green for better playability.

Tree and overgrowth removal, reestablished all 8 of the original tees – including small back tee inside unique rock formation, rebuilt green side bunker to original size, and redefined areas around the green

Tree and overgrowth removal from tee to green, clean up of Maverick and Strantz tees, expanded the Maverick tee adding 10 yards, tree removal left of fairway and short of the green allowing for more landing area for the second shot, and moved green 4 yards closer to front of green to take it back to original shape and size.

Tree and overgrowth removal for added sunlight at the tee and right of the green, cleaned out gorge left of fairway to make it playable and improve the look of the hole.

Reclaimed 2 bunkers short of the green and cleaned out overgrowth left side of hole from tee to green restoring the beauty of the hole, as well as access to the far left pin placement.

Major tree and overgrowth removal, reestablished forward tee and reclaimed all but one of the original bunkers, and opened up the hole with tree removal right and long of green complex.

Major tree and overgrowth removal around all teeing areas, restored two of the forward tees that had been abandoned, and removed left green side bunker that was not original to design.

Tree and overgrowth removal and rebuilt the Maverick tee.

Reestablished Maverick tee behind 9 green, established better access to fairway for golf carts, and  reconnected 10 and 12 greens per the original design taking 10 green from 28 yards in length to 51 yards in length.

Major tree and overgrowth removal around teeing areas, reestablishing the Maverick tee.

Reestablished the Maverick tee, uncovered the old dam, cleaned out major overgrowth left side of the fairway in the hazard area returning it to original look, reconnected 10 and 12 greens, and removed rough in center of hole and made fairway continuous.

Tree and overgrowth removal, reestablished original fairway cut, and restored back/third tier of the green per original design making the green 54 yards long.

Reestablished original Maverick tee making the hole 462 yards from the tips,  major tree and overgrowth removal around all teeing areas and the green complex.

Cleaned up fescues and water hazards, removal of cart turn around short left of the green not part of the original design, and restoring original waterfall behind the green complex.

Major tree and overgrowth removal at tees and green, established native grasses down right side of hole, extended rock wall behind green, and added a bail out area left of green.

Reestablished native grass areas, enlarged hazards to accommodate water flow from across Tot Hill Farm Road and reestablished small green side bunker per the original design.

Established a new Maverick tee making the hole 535 yards, enlarged hazards in front of green to accommodate water flow from Tot Hill Farm Road, and eliminated small green side bunker right of green at bottom of hill not original to the design.

Additional Restoration Notes:

  • All greens were converted to Prizm zoysia grass – total green size was 3 acres pre-restoration and is now 3.5 acres post renovation.
  • All bunkers have new drainage and sand, with the exception of two bunkers, one on hole 8 and one greenside on hole 18. Those two bunkers were eliminated due to fact they were not original. Two greenside bunkers were reestablished, one on hole 6 and one on hole 17.
  • Due to massive overgrowth, more than 1200 trees were removed to restore the parkland feel the course had when originally constructed.
  • Cart path work completed on all 18 holes, as well as around the clubhouse area.

FARMHOUSE

Renovations

Exterior

Removed all overgrown shrubbery and old stone paths, replace rotting wood, repaint, enclosed the side porch and added seating and a gas fireplace, added front porch, created new stone pathways and patios around the farmhouse, and planted new shrubbery.

Front Porch

Added a covered porch and seating off the front of the house.

Golf Shop

Converted the formal living area to a new golf pro shop, exposing and refinishing the original heart pine wood floors, added decorative fixtures to align with the farmhouse feel, and exposed the original wood interior walls and ceilings.

Strantz Room

Restored the very room Mike stayed in while constructing Tot Hill Farm, which also happened to be the room he designed the plans for Bulls Bay. Refinished the original heart pine wood floors, added seating and TV for post-round relaxing, and exposed the original wood interior walls and ceilings.

Side Porch

Restored screened-in side porch, added a gas fireplace and seating for post-round relaxing and conversation, and added new stone patio below with additional seating.

Changing Room

Converted old bedroom and bathroom into a changing area with seating, TV, and added a bathroom with a shower.

Food & Beverage Station

Added smaller room for grab and go drinks and snacks just outside the Golf Shop. Room features original heart pine flooring and wooden interior walls.

Lounge Area

This transition space from the Golf Shop to the Strantz room features original heart pine wood flooring, exposed original wood walls, large screen TV and seating.
